Market context

Why Liverpool?

Liverpool pairs relatively affordable property with attractive rental yields, deep tenant demand and one of the UK's largest regeneration programmes — giving Australian investors access to a major UK city at a lower entry price than London or Manchester.

The Liverpool City Region is home to approximately 1.6 million people across six local authorities. It sits around 55km west of Manchester and is roughly two hours from London by train — close enough for national connectivity, far enough to keep entry prices competitive.

Demand is underpinned by a large employment base, two major universities, a growing professional workforce and a well-established private rental sector, particularly for terrace housing and shared professional accommodation.

Our sourcing approach — terraces

Below-Market-Value, Tenanted Opportunities

EarlyBird has a particular interest in 2–3 bedroom terrace houses in established neighbourhoods with strong tenant demand and attractive rental yields — often sold with tenants already in situ.

What we look for

  • Established neighbourhoods with strong tenant demand
  • Properties sold with tenants already in situ
  • Opportunities where rent can potentially be improved
  • Properties requiring sensible refurbishment
  • Motivated or time-sensitive vendors

Typical vendor situations

  • Landlords looking to exit
  • Portfolio restructures
  • Probate
  • Other time-sensitive sales
The proposition

Immediate Income

Tenanted from day one wherever possible.

Below-Market Price

Sourced through motivated and time-sensitive vendors.

Future Upside

Scope for rental improvement and sensible refurbishment.

Our sourcing approach — HMOs

We Specifically Source HMOs — Not Just Properties With HMO Potential

This distinction matters. EarlyBird targets established HMO opportunities with demonstrable demand, appropriate licensing and a manageable cost base — not speculative conversion projects.

  • Demonstrable professional, student or high-quality shared accommodation demand
  • Appropriate location and established rental demand
  • Planning and licensing compliance
  • Efficient configuration
  • Manageable conversion or refurbishment costs
  • Attractive end yield
  • Strong occupancy history where available

HMO opportunities are often negotiated off-market. EarlyBird works backwards from income and expenses to establish what represents a suitable acquisition price — rather than starting from an asking price and hoping the numbers hold up.

For Australian investors

Buying UK Property From Australia

Purchasing in the UK as an overseas investor involves a distinct set of practical and tax considerations. This is general information only — not personal tax, legal or financial advice.

Foreign ownership

The UK generally permits foreign nationals, including Australians, to purchase residential and investment property.

Stamp Duty Land Tax

UK property purchases are subject to Stamp Duty Land Tax (SDLT), with an additional-property surcharge and a non-UK-resident surcharge that can apply to overseas buyers.

UK rental taxation

Rental income from UK property is generally subject to UK tax rules for non-resident landlords, alongside any obligations in Australia.

Landlord obligations

UK landlords have obligations around safety, licensing (including HMO licensing) and tenancy law that differ from Australian requirements.

Financing & currency

Financing options and criteria differ for overseas buyers, and AUD/GBP currency movements affect both purchase cost and ongoing returns.

Legal, conveyancing & management

A UK conveyancing solicitor handles the legal transfer, while a local managing agent typically runs the property day-to-day.

Daniel Riley is an experienced entrepreneur and property investor who previously served as CEO of ASX-listed EarlyPay from 2010 to 2022. During his tenure, he grew the business from a start-up into a financial services company generating approximately $15 million in annual net profit and processing almost $4 billion in annual transaction volume.

Daniel and his family relocated to the South of France in 2023. His subsequent research into European and UK property markets led to a particular focus on Liverpool.

He has since established his own Liverpool property portfolio, acquiring six properties within six months, with plans to expand the portfolio to 20 high-yielding properties within two years. He spends approximately one week each month in Liverpool personally inspecting shortlisted opportunities.

"We don't start with a property and try to make the numbers work. We start with the numbers and find the property."

In general, foreign nationals — including Australians — are able to purchase residential and investment property in the UK. This is general information only; individual circumstances vary, so we recommend independent legal advice for your specific situation.

Liverpool combines relative affordability, attractive rental yields, strong tenant demand and a substantial regeneration pipeline — offering access to a major UK city at a lower entry price than London or Manchester.

No. EarlyBird's process is designed specifically to assist overseas investors who do not want to source, inspect and manage acquisitions themselves.

EarlyBird focuses on two strategies: 2–3 bedroom terrace houses and established, licensed HMOs in Liverpool and the surrounding region.

Some opportunities, particularly HMOs, may be negotiated off-market through EarlyBird's sourcing network.

Lender introductions are part of EarlyBird's process, subject to lender criteria and your individual financial circumstances.

EarlyBird introduces and manages the handover to a local managing agent, who is responsible for the ongoing day-to-day management of the property.

We do not promise returns. We share target yield ranges and case-study examples to illustrate the investment case, but individual outcomes vary by property, financing, operating costs and market conditions.

Approximately 16 weeks typically, from initial briefing through to completion — subject to transaction complexity, lender and legal process.

No. EarlyBird does not provide tax advice. Investors should obtain independent Australian and UK tax advice specific to their circumstances.
